A new residential report by PropertyShark looks at the evolution of Bay Area's real estate market during the past five years.

In order to determine which communities in the Bay Area saw the most dynamic home price changes, PropertyShark looked at all residential sales closed between 2014 - 2018 across all nine Bay Area counties.

Here are some key findings of the study:

  • One-third of Bay Area markets saw a median price increase of 40% or more.
  • Bethel Island in Contra Costa County saw median home prices jump 117% between 2014-2018, the largest increase in the Bay Area.
  • Penngrove in Sonoma County had the most sales activity growth with an 88% increase.
  • Atherton in San Mateo County is still the most expensive Bay Area market, with a $6.7 million median sale price in 2018.
  • 43 Bay Area markets posted median prices of over $1 million in 2018.
