Report: Bay Area seeing office-to-apartment conversions

San Francisco leads the Bay Area in office-to-apartment conversions with eight projects — twice as many as San Jose, according to a new report from RentCafe.

The San Francisco metro area is the nation’s 26th biggest office-to-housing converter, with a total of 825 units in the pipeline. 

Despite having fewer projects, San Jose's pipeline includes the two largest conversions in the region. Together, the two metros are expected to add 1,600 new apartments to the market. 

Here are some  details of Bay Area office to housing projects: 

  • The Sunnyvale Park Place project on 510 DeGuigne Dr. is the largest office-to-apartment conversion in the Bay Area, adding 370 units upon completion.  
  • The redevelopment at 600 Valley Way in Milpitas is next, aiming to create 244 units.  
  • Another two retrofitting projects are happening in San Jose: 2 West Santa Clara St. and 12 South 1st St., where the Bank of Italy is set to be turned into 114 units.   
  • In total, the San Jose metro area boasts 793 upcoming units, ranking as the nation’s 27th biggest office-to-apartment converter.  
  • The biggest office-to-residential project in the San Francisco metro area is the Civic Center Drive transformation in San Rafael, bringing more than 200 units to the market.   
  • 1035 Van Ness Ave. is the biggest redevelopment, delivering 124 permanently affordable homes.
